What's Inspected During a Comprehensive Home Inspection

 

A home Inspection is intended to assist in evaluation of the overall condition of the dwelling. The inspection is based on observation of the visible and apparent condition of the structure and its components on the date of the inspection and not the determination of future conditions.

An inspection is essentially a “visual snapshot” of a home’s condition as it exists at the time of the inspection, and that condition is described in a comprehensive written report.

An inspection consists of a non-invasive physical examination of a home's systems, structures and components intended to identify material defects that exist at the time of the inspection. The heating and cooling equipment is activated along with operating plumbing fixtures, testing accessible electrical outlets and fixtures, and operating a representative sampling of doors and windows. A visual inspection of the roof, crawl spaces,walls and drainage adjacent to the home are included.

DEFINITION & SCOPE.
A home inspection is a noninvasive visual examination of a residential dwelling, performed for a fee, which is designed to identify observed material defects within specific components of said dwelling. Components may include any combination of mechanical, structural, electrical, plumbing , or other essential systems or portions of the home , as identified and agreed to by the client and Inspector, prior to or during the inspection process.
IDENTIFYING KNOWN PROBLEMS & POTENTIAL PROBLEMS
A home inspection will not reveal every problem that exists or ever could exist, but only those material defects observed on the day of the inspection.
Our Home Inspection Report will be given to you in a professional binder at the end of the inspection. The Home inspection Report will give you a comprehensive understanding of your home and point out any visible defects that were seen on the day of the inspection. Our only goal is to have a well informed client able to make a confident purchasing decision at the end of inspecting their future home.
WE WILL INSPECT & REPORT ON THE FOLLOWING:

Roof:
  • Report on the condition of the roof covering, missing shingles and signs of wear
  • Report on the condition of the flashings, valleys, skylights, vents and other roof penetrations
  • Report on the condition of the gutters, downspouts and overhangs
  • Report on any visible overall possible structural problems
Attic/Eaves:
  • Report on overall structural condition
  • Evaluate for ventilation and insulation
  • Report on presence and condition of fire resistant plywood (RFT)
  • Check for any visible roof leaks or stains caused from leakage
  • Check for visible signs of mold or mildew
Exterior:
  • Report on overall condition of doors and windows, cracks, fogging
  • Inspect condition of decks, stoops, stairs, porches and railings
  • Report on overall condition of exterior siding, brick or insulated finishing systems (Eifs)
  • Inspect condition of weather stripping, caulking, exterior paints, stains and sealant

 

Exterior Grounds:
  • Report on condition of driveway, sidewalks, retaining walls adjacent to home
  • Evaluate grading immediate to house for proper drainage
  • Report on signs of soil erosion
  • Report on areas where siding is improperly in contact with grade
  • Report on visible or possible future damage caused by trees and shrubs
Foundation/Basement/Crawl Space/Structure:
  • Report on visible structure components
  • Inspect structural components for deterioration & signs of active water penetration
  • Report on any signs of foundation movement, cracks in block, brick or sheet rock
  • Report on any out-of-square door frames on floor slopes
  • Check visible floors for severe settlement
  • Inspect for any signs of water or moisture infiltration
  • Inspect surface coatings or stucco coat
  • Inspect condition of mortar Joints for cracking, crumbling or deterioration
  • Inspect for previous termite or insect treatment and visible dammage



Heating / Cooling:
  • Report on overall visible condition of Heat Pumps & Air Conditioners
  • Observe overflow pan and condition of condensation drain
  • Report on overall visible condition of ductwork
  • Report on overall visible condition & type of heating system
  • Observe condition of boiler & combustion chamber
  • Inspect burner
  • Inspect thermostat operation
  • Report on presence and condition of accessible furnace filter
  • Report on type of fuel supply
  • Observe condition of venting
  • Report on overall function of furnace, heat pumps & air conditioners

    NOTE: Cooling Units cannot be operated below 60 degrees Fahrenheit or possible damage to unit could occur

 
Electrical:
  • Inspect the service line cables & main disconnect & report on conditions
  • Inspect the meter box
  • Inspect for proper grounding & bonding
  • Report on panel & service size & condition including breakers & fuses
  • Inspect condition of visible wiring & connectors
  • Inspect accessible receptacles, ground circuit interrupters & report on function, polarity & condition or excessive heat
  • Inspect visible active switches and light fixtures
  • Report on visible presence of solid conductor aluminum branch circuit wiring
Interior:
  • Report on condition and operation of doors, windows, screens, sliding doors
  • Inspect walls, ceilings, floors, shelving in closets
  • Report on any signs of moisture intrusion, visible mold or mildew
  • Inspect working condition of appliances, kitchen cabinets
  • Inspect bathrooms for moisture problems, caulking, cabinets & overall condition
  • Report on overall condition of flooring, tile, carpets
  • Report on condition of vents
  • Report on any visible structural problems
  • Inspect bathrooms for moisture problems, caulking, cabinets and overall condition
  • Report on overall condition of flooring, tile and carpets
  • Report on condition of vents
  • Report on any visible structural problems
Plumbing:
  • Observe main shutoff valve & supply line
  • Report on visible leaks in piping, traps & valves
  • Inspect visible drains, waste & vent systems
  • Evaluate function, flow & drainage of fixtures, faucets & drain stops
  • Inspect water heater & presence of temperature relief valve & venting
  • Inspect outdoor hose bibs and faucets and locate visible inside shut off valves
  • Report on visible presence of Polybutylene piping
  • Inspect toilets, check for cracks, loose connections & malfunctioning tank filling systems
  • Inspect the sump pump, float, drain & automatic shut off function
 
Chimney & Fireplace:
  • Inspect operation of damper in fireplace, if accessible & operable
  • Inspect Hearth extension & other permanently installed components
  • Report on visible areas in need of repair in firebox
  • Check clearance from combustible materials
  • Report condition of chimney, flue cap, crown & flashing
  • Report visible cracking in chimney bricks
  • Check for signs of deteriorating mortar
  • Report on any visible creosote buildup
Safety Issues:
  • Report on absence of smoke detectors
  • Report on absence of alarm systems
  • Report on electric garage door electronic sensors for proper function
  • Report on any loose steps or railings
  • Report on any visible locks & latches in need of repair
