THE FORMAT OF ALL INSURANCE INSPECTION REPORTS WE USE HAVE BEEN APPROVED BY CITIZENS INSURANCE & MOST OTHER UNDERWRITERS. ANY INSURANCE INSPECTION DONE FOR CITIZENS INSURANCE IS DONE BY A LICENSED INSPECTOR WHO IS ON CITIZENS APPROVED LIST OF INSPECTORS.
There are multiple reasons for home inspections, thus different types of inspections. We at Florida Central Home Inspections only specialize in a few types:
Four Point Inspections:
This is an inspection often required to get homeowner's insurance or possibly required by your lender when purchasing a home. This is a basic inspection that will cover four areas: 1) Heating & Air Conditioning, 2) Roof, 3)Electrical & 4) Plumbing Systems. This inspection is strictly visual & very limited in scope compared to a Comprehensive Home Inspection.
Wind Mitigation Inspections
This inspection often saves you money on your homeowner's policy
The state of Florida REQUIRES insurance companies to offer REDUCED RATES for wind resistant features. We will inspect your home and produce a wind mitigation inspection report for you in order to obtain your refund or discount from your insurance carrier. To qualify for a Wind Mitigation Discount and/or rebate on your existing wind insurance policy. (usually included in your homeowner's policy) Most homes we inspect do qualify for some level of premium discount, even homes built in the sixties & seventies! Ask your insurance agent or company if you might qualify for a wind mitigation discount.....
Roof Condition Certification
This inspection is usually one often required by insurance companies on older homes. The purpose is to determine the condition of the roof and determining how much useful life remains on the roof. You need not even be home to have this completed.
Comprehensive Homeowner's or Buyer's Home Inspections
As a NACHI-certified professional home inspector, I have the knowledge and expertise to provide you with a thorough and professional, non-intrusive, visual inspection of your home, from roof to foundation.
Outside the home, I will check the exterior walls, roof, driveway, deck, etc., then I will move inside to examine the walls, ceilings, floors, doors, and windows. The heating, air-conditioning, plumbing, and electrical systems will all be examined to ensure that they function as intended. Bathrooms, kitchens, and laundry rooms receive a thorough check, along with the attic and basement or crawl space.
